Process

Prospective mobile or manufactured homebuyers should call a Financial Services Representative to determine what size loan they qualify for based on income and current debts. The Financial Services Representative will discuss various financing options, down payment requirements, and costs involved in obtaining a manufactured home loan.



Step 1: Prequalification

The prequalification process will normally take about 30 minutes and should be scheduled by appointment. A manufactured home application is completed and credit file information is collected. Your Financial Services Representative will guide you through the process. Also, be prepared to provide the following documents:

  • Copies of current pay stubs covering 30 days and/or W-2 forms/tax returns for the previous 2 years
  • Proof of down payment availability (bank statements, gift funds letter, etc.)
  • Homeowner’s insurance (1st year’s premium required to be paid at closing)



Step 2: Finding Your Home

When the prospective homebuyer has found a home to purchase, a purchase agreement/bill of sale should be received from the seller, market evaluation of the property by our loan officer is completed and full loan approval is obtained.

Step 3: The Closing

A 30 minute closing is scheduled with the borrower(s), seller(s), real estate agent(s), closing agent, and Financial Services Representative to finalize the transaction.

Terms & Down Payment

New or Used Manufactured Homes – 6 Year Balloon with following amortization terms:

  • 5 year amortization: Less than $10,000
  • 7 year amortization: $10,000 – $15,000
  • 10 year amortization: More than $15,000
  • 15 year amortization: More than $25,000
  • 20 year amortization: More than $50,000
Down Payment for Used Manufactured Homes
  • 10% – 15% is required*
Requirements
  • Direct deposit of paycheck
  • Active checking account
  • 2-12 months of taxes and insurance in reserves (escrow account)
  • 1 year insurance paid up front
  • Automatic payments
